General Terms & Conditions.

§ 1 Booking / Reservation

Bookings require the full name of all travellers, the postal address, mobile number and email address of the person booking. With the booking, the guest accepts these terms. Booking confirmation is sent by email. The contract is concluded upon receipt of the confirmation.

§ 2 Payment terms

Short-notice bookings

For reservations arriving within the next 10 days, we ask you to transfer the full amount to sleepArt UG immediately upon receiving the confirmation. Please ignore automated deposit requests in this case and transfer the full amount directly.

All other bookings

Reservations become binding upon receipt of the deposit in our business account. The deposit is 10% of the accommodation price and must be paid within 7 days of receiving the booking confirmation. If no deposit is received within this period, the reservation is automatically cancelled and the dates released. The remaining balance (accommodation, final cleaning, any extras) must be received in our account no later than 10 days before arrival.

§ 3 Overbooking

In the event of overbooking, we reserve the right to move your reservation to an equivalent or higher-category apartment.

§ 4 Final cleaning

Final cleaning covers normal cleaning tasks and has already been paid as part of your booking confirmation. For excessively dirty kitchens, bathrooms, sofas, mattresses, bedding, carpets or similar, we invoice replacement or extra work (€35.00/hour, plus special cleaning products and costs).

§ 5 Interim cleaning

Interim cleaning can be booked in writing. Please arrange the desired date by email. Interim cleaning includes vacuuming and mopping floors, wiping surfaces, and cleaning the toilet, sink and shower. Only waste in the bins is disposed of. Personal items will not be moved — please clear surfaces beforehand and do not leave valuables lying around.

§ 6 Linen package

The linen package includes one shower towel, one hand towel and bedding per person. Each bathroom receives one bath mat. Missing linen is invoiced. If you do not need the linen package, please inform us directly after booking.

Additional linen packages

• Linen package: €5.00 per person (shower towel, hand towel, bath mat)
• Bedding: €10.00 per person (pillow case, duvet cover, sheet per mattress)
• Payment: same day via PayPal or instant bank transfer

§ 7 Cancellations

• Cancellations up to 7 days before check-in: free of charge
• Cancellations from day 6 before arrival: 100% of the agreed accommodation cost
• Early departure: no refund

§ 8 Arrival and departure

• Check-in: from 3:00 pm
• Check-out: by 10:00 am
• On check-out, please wash and dry dishes, glasses and pots and return them to the shelves.
• Return keys to the key safe or leave them clearly visible in the apartment.
• Late departure without prior arrangement: €80 per started hour after 10:00 am. Arrangements must be confirmed in writing.
• Please report any defects at the latest on the day after arrival.

§ 9 Bicycles

Bicycles may be parked in the inner courtyard. We do not accept liability for bicycles.

§ 10 Lost & found

Items found after your stay (clothing, jewellery, chargers, etc.) are kept for 4 weeks and returned upon request against reimbursement of shipping costs. Food items are excluded.

§ 11 Loss of personal belongings

Please do not leave valuables (jewellery, cash, laptops, etc.) in the apartment. There is no safe.

§ 12 Keys & access

Access to the apartments is granted only after full payment. The day before arrival, we send you the code of your key safe by email or booking-portal message. The key safe is located at the blue entrance door.

• Please treat the keys with care.
• Lost key: €300.00
• Changing the combination of the safe is prohibited.
• If we cannot open the key safe after departure, we charge the same fee as for a lost key.
• Accidentally kept keys must be returned by insured post with tracking number within 5 working days. From day 6, we commission a cylinder replacement.

§ 13 Cleanliness

If cleanliness on arrival does not meet your expectations, please inform the sleepArt team on the day of arrival. The landlord has the right to rectify up to twice before defect claims can be made.

§ 14 Damage

All damage identified on arrival must be reported no later than the following day. The apartments are handed over in well-maintained, clean condition with complete inventory.

• For company bookings, the company is liable for all damage and lost keys.
• Moving furniture (especially beds and sofas) is not permitted.
• Damage due to force majeure is exempt.
• Failure of electronic devices does not entitle you to a reduction in rent.

§ 15 Access by the landlord

After reported damage or defects, access may be given to caretakers, the sleepArt team or contracted specialist firms. We will inform you in advance by email or phone. Specialist firms only enter accompanied by a sleepArt member.

§ 16 Pets

Pets are not permitted. Violations lead to immediate termination of the rental. In addition, a special cleaning fee of €400–€600 is charged.

§ 17 Internet

Guests may use our free Wi-Fi hotspot. Access details are in the apartment or sent by email the day before arrival. Sharing access details is prohibited. By entering the access details you accept the Terms of Use (see below).

§ 18 Smoking

Smoking is strictly prohibited inside the apartments. Smoking is allowed in the courtyard lounge area. If a smoke-affected apartment is found, we invoice three times the daily rate. Cigarette butts belong in the ashtrays provided.

§ 19 The sleepArt team

§ 20 Termination without notice / Immoral use

The apartments may be used only by the persons listed in the booking. In case of misuse (unregistered over-occupancy, disturbance of house peace), the contract may be terminated without notice. There is no legal claim to compensation or refund of payments in this case.

The use of the apartments and rooms for commercial or private prostitution purposes is expressly prohibited. In the event of a violation of this prohibition, the landlord is entitled to terminate the rental contract with immediate effect and to deny access to the apartment/room. In this case, the guest forfeits any claim to refund of the rental price as well as of any ancillary or additional services. Any claims for damages by the landlord remain unaffected.

§ 21 Landlord liability

The landlord is liable for the proper provision of the apartment within the duty of care of a diligent business person. Liability for failures of internet, electronic devices, water or electricity supply as well as events caused by force majeure is excluded.

§ 22 Severability clause

Should any provision of these Terms be or become invalid, the effectiveness of the remaining provisions shall not be affected.

Appendix · Guest Wi-Fi Terms of Use

1. Subject and scope

These terms of use govern the rights and obligations of both parties in connection with the use of our guest Wi-Fi.

2. Our services

We provide a free Wi-Fi access ("hotspot") in our premises. There is no entitlement to a functional hotspot, a specific coverage area or transmission speeds. We reserve the right to change, restrict or discontinue access for maintenance without prior notice.

3. Access and use

Our guest Wi-Fi is an internal Wi-Fi for guests — not a publicly accessible telecommunications service. Use requires acceptance of these terms at hotspot registration. There is no entitlement to use; access can be restricted or discontinued at any time without reason.

4. Access credentials

Your login credentials must be kept secret and not shared with third parties. You are liable for any use made under your credentials.

5. Your obligations

You are required to provide truthful information and to comply with applicable law.

6. Prices

The service is provided free of charge.

7. Availability

As the service is free, there is no entitlement to hotspot use. We do our best to keep the hotspot available.

8. Prohibited actions

All acts violating applicable law, third-party rights or youth protection are prohibited. In particular:

• Distribution of pornographic, youth-endangering, illegal or fraudulent content
• Insulting or defamatory content
• Infringement of copyright, especially through file-sharing
• Transmission of above-average data volumes
• Hosting your own web or other servers
• Modification of DNS servers
• Sending spam, chain letters, viruses, trojans
• Distribution of racist, hateful or violence-glorifying content
• Phishing or soliciting passwords or third-party data

9. Blocking access

We may block your access temporarily or permanently at any time if there are concrete indications of a violation.

10. Indemnification

You are responsible for all actions taken while using the hotspot. You indemnify us against claims by third parties arising from a violation on your part.

11. Limitation of liability

We are liable without limitation for intent and gross negligence. For slight negligence, we are only liable for breach of essential contractual obligations and for injury to life, body or health. Liability under the German Product Liability Act (Produkthaftungsgesetz) remains unaffected.

12. Data protection

Personal data is collected, stored and processed only for the proper provision of the service. MAC addresses and log files are stored for up to 7 days.

13. Final provisions

German law applies. For merchants, legal persons under public law and special funds under public law, our registered office is the exclusive place of jurisdiction.
